GTA REALTORS® Release September Stats


 September marked the transition from the slower summer market to the busier fall market in the Greater Toronto Area (GTA). Every year, we generally see an uptick in sales, average selling price and listings after Labour Day, and September 2021 was no different. Sales increased relative to August and were also at the third-highest mark on record for the month of September.

 The average selling price was up both month-over-month and year-over-year. GTA REALTORS® reported 9,046 sales through TRREB’s MLS® System in September 2021 – up in line with the regular seasonal trend from August. Compared to last year, market conditions tightened noticeably, with sales representing a substantially higher share of listings, and a significantly lower number of new listings across the board. Resurgence in the condo market was a factor in the higher share of listings sold.

 The total number of sales was down 18 per cent from 2020’s record September result, in large part due to the lower number of new listings, which were down 34 per cent from the same time last year. “Demand has remained incredibly robust throughout September with many qualified buyers who would buy a home tomorrow provided they could find a suitable property. With new listings in September down by one third compared to last year, purchasing a home for many is easier said than done. The lack of housing supply and choice has reached a critical juncture. Bandaid policies to artificially suppress demand have not been effective. This is not an issue that can be solved by one level of government alone. There needs to be collaboration federally, provincially, and locally on a solution,” said Kevin Crigger, TRREB President.

 The MLS® Home Price Index Composite Benchmark was up by 19.1 per cent year-over-year in September 2021. The average selling price for all home types combined was up by 18.3 per cent yearover-year to $1,136,280. “Price growth in September continued to be driven by the low-rise market segments, including detached and semi-detached houses and townhouses. However, competition between buyers for condo apartments has picked up markedly over the past year, which has led to an acceleration in price growth over the past few months as first-time buyers re-entered the ownership market. Look for this trend to continue,” said Jason Mercer, TRREB Chief Market Analyst. “Housing was a key issue in last month’s federal election. Ontario provincial and municipal elections are on the horizon in 2022. Much of the heavy lifting required to bring more housing online, from a policy perspective, happens at the provincial and local levels. These levels of government need to be on the same page. 1. 주요 특징:

* (1) 주택 거래량의 전반적 특징 : 2021년 9 월 주택거래량이 9,046건을 기록하여 전년동기보다 감소하였으나, 2021년 8월에 비해서는 상승세를 보였으며, 9월의 거래량으로서 세번째 높은 수준임.

* (2)주택평균 가격 : 전년대비 18.3%의 상승세를 보임.


2. 주택거래량과 가격의 자료와 추세

 1)주택거래량 : 9월의 거래량은 9,046채로 1년전거래량(11,033) 대비 감소세를 보였으며, 당분간 감소세 또는 하향추세의 조정 가능성을 보여줌.

 2) 주택평균가격(AVERAGE SELLING PRICE) : 2021년 9월 GTA(Toronto포함) 의 경우 $1,136,280 로 1년전대비 가격상승을 기록하였으며 전달에 비헤서는 소폭의 상승세를 보임.


3. 2021 년 9월의 특기사항 :

     1)  단독주택(28%), 세미(21%) ,타운하우스(21%) 가 가격상승 주도하는 추세를 보임 :

    2) 콘도의 상승율(11%) 도 작년과 금년초에 비해 높아진 추세를 보임.

    3) FIRST TIME BUYER의 주택시장진입이 증가추세를 보임 :  처음 주택을 구매하는 BUYER 들이 증가하며 9월상승세를 견임함.

    4) 연방정부선거와 주정부선거의 부동산공약이 주요공약으로 등장함 : 2021년 상반기 부동산시장과열로 정부정책의 강화가 있었으나, 9월 연방정부선거시 각당의 주요공약과 정책으로 등장하였으며 2022년 주정부선거시도 중요한 공약과 정책으로 등장할 것으로 전망되어 정치의 주택공론화와 관심이 높아짐.

    5) 리스팅물량감소추세 : 2021 9월 가격상승의 주요원인으로 리스팅물량감소를 들 수 있으며, 13,483 건으로 2020의 20,483 건에 비해 30%이상의 감소추세를 보임.


4. 향후 부동산  시장 전망 : 부동산시장거래량의 당분간의 조정이 전망되나, FIRST TIME BUYER들의 증가와 선거및 정부의 정책강화로 거래량이 조정된 가운데도 가격증가세가 진행될 것으로 전망됨.
